Your property and community matters to us. We offer end-to-end management services for existing committees and planned developments to successfully control, manage, maintain and administer the property, while ensuring smooth day-to-day operations of the building including common areas and common facilities. We use the market leading strata management software with live portal access as well as cloud-based Strata Vault as a document management system, to give you immediate access to important documents.
We assist our committees by reducing time and cost to effectively run the administrative aspect of the property with reliable secretariate services. We help streamline committee workloads and provide the Chair with practical support in the delivery of quality outcomes. Services include but are not limited to scheduling and running committee meetings and creating and distributing Minutes. All our clients have private access to our Client Portal for live financial data and the Strata Vault where we securely store and manage all documents.
We offer complete peace of mind and security when it comes to your Strata Financial needs. Our team does it all – we oversee and manage our clients’ schemes and provide regular financial reports, budgets and projections to ensure responsibilities are being met. Our financial management services cover everything from budget preparation, payment of invoices, facilitating maintenance plans, preparing and processing data for income tax and BAS returns, distributing levy notices, reconciling bank accounts and facilitating audits. Our team is always available to provide accurate and timely advice.
Disputes can be complex, time-consuming and expensive if handled incorrectly. They can arise between owners, occupiers, or neighbours. Leveraging our extensive knowledge Victoria’s legislation, together with the social, ethical and economic factors, we offer the support and expertise that help prevent disputes from occurring in the first place and achieve a satisfactory outcome when they arise.
We offer full support and guidance to your building Facilities Manager and Concierge Team, to ensure they can effectively meet the needs of occupiers and tenants in a welcome and professional manner, while delivering the upmost care and comfort. Our relationship with the Facilities Manager and Concierge Team means we remain aware of any issues and breaches and can respond quickly.
We have you covered when it comes to Victorian body corporate insurance requirements. We engage with professional insurance Brokers to ensure our client Owners Corporations have all necessary insurance policies in place in accordance with the provision of Victorian Owners Corporation legislation. This includes ensuring the building is valued every five years (where necessary), managing the insurance renewal process, insurance claims management and arranging for insurance valuations.
When it comes to engaging contractors, due diligence matters. We ensure all contractors have relevant qualifications/licences and insurance cover prior to engaging their services, and arrange contracts when works are over $3,300 for residential works or over $10,000 for commercial works. We oversee the issues of Payment Claims & Schedules in conjunction with instruction from client Committees. We also engage energy consultants to regularly review the utilities market to ensure that our client Owners Corporations are always on competitive rates for their consumption.

IN ADDITION TO THIS, STRATA EQUITY WILL ASSIST WITH THE DEVELOPMENT OF SYSTEMS TO ENSURE THAT ALL PROCEDURES AND PROCESSES ARE TRACKABLE AND MANAGED TO THE HIGHEST EXPECTATION.
